We had a rent weekend and since it was flat did spend ruztington a bit of time at the house. This said I would agree with other reviews that the sofa although large is not brilliant for lounging for long as it is somewhat slippery and tends to get gaps between the pieces. Its probably the only downside of the property and its a shame as the ruxtington to have seats for flzts possible 8 adults is a good one in principal. Charlotte and her team are very accommodating when you need them as we did when we thought the key was missing and it turned out one of our other party had already collected it - oops!! A great spot though for a weekend with the Beach Cafe to the rustington serving a good range of food with the added bonus of cocktails : 22 Responds fast!

The location is ideal, next to the shops and restaurants and literally 2 mins from the sea, really 2mins - walking slow. For example limiting by price, bedrooms, or even whether the property has a fireplace!

There is a good selection of local schools and transport links are good with nearby Angmering railway station plus direct links to Brighton and Portsmouth via the Coastliner bus.

There is no kitchen but the room is equipped with some plates and cutlery should you wish to order a take away. There is a private sheltered south-facing patio type garden with table and chairs, and free car parking on the premises. Tea and coffee making facilities are provided. The bed and sofa were very comfy and we enjoyed breakfast in the sunny private patio area.

When arriving at the cottage, we were extremely pleased with the property, super cleansed, adorable decoration, very typical and original - exactly what we needed for an escape from London.
